10 Data Center Buildings of 6 Stories Adjacent to Wyndham

What is This About

Hunting Hawk Technology Park is a land development project proposed by a group led by HH Hunt to build 10 data center buildings (each 6 stories tall) on the Hunting Hawk golf course as well as adjacent properties to the east. For this to happen, Hanover County must approve changes to the comprehensive master plan, must approve re-zoning, and the approve the the proposed project.

Issues and Impacts

Key Impacts Data Centers have on communities include:

  • Excessive Noise
  • Significant Air Pollution from Generators
  • Massive Water Consumption
  • Massive Electric Power Consumption
  • Health Risks to Children and Infirmed


NOTE:  Per Hanover County Planning Department: "Any type of power generation would require approval of a conditional use permit (CUP) by the Board of Supervisors. The applicant has not submitted a CUP request for any type of power generation. CUP2025-00014 [current application] includes a request for electrical substations.

Organizations & Processes Involved

Hanover County

  • Planning Department analyzes how the proposal relates to applicable ordinances (e.g., rezoning from agricultural to limited industrial use) and long-range plans and summarizes public feedback. They schedule Public hearings before the Planning Commission and Board of Supervisors following applicant's community meeting. Per the Department (9/17/2025): "It is early in the review process, and there will be multiple opportunities for public feedback prior to a decision being made by the Board of Supervisors"
  • Applicant (Developer) applicant schedules and conducts community meeting (Oct-Nov timeframe possible); in addition the applicant resubmits revised plans for an additional review.
  • Planning Commission meeting is held to review the case (earliest possible date is January 2026)
  • Board of Supervisors holds one or more public hearings; following public input the board determine final approval status 


Henrico County

  • The county has no jurisdiction in relation to the proposed project. 
  • Per Planning Department (9/16/2025): "Henrico is closely reviewing this proposed project and evaluating possible impacts to residents, and staff will attend any planned community meetings and monitor progress on the project. Depending on how the application progresses, comments may be provided to Hanover County as needed."


Wyndham Foundation

  • Like Henrico County, the Foundation has no legal standing to impact the approval process in Hanover County. That said, Hanover County appears interested in hearing from those communities that may be impacted regardless of county borders. The Foundation, therefore, is taking a role in helping to inform residents in our community to voice their opinions in the appropriate forums.

Please consider using the following points in the messages you craft to the government officials. We have also provided some guidance on effective communications.


1. Health Impacts: Diesel generator emissions (NOx, PM2.5) are linked to asthma, lung development problems, heart disease, and cancer.


2. Proximity to School: Shady Grove Elementary sits just 0.8 miles away — within the risk zone for ambient air pollution impacts.


3. Watershed Risks: The Chickahominy River headwaters could be impacted, affecting wetlands and the downriver municipal water supply (Hampton Roads).


4. Property Values: Large industrial facilities can lower nearby home values and harm neighborhood character.


5. Fairness: Hanover would gain revenue, but Henrico families bear the pollution burden.
